Careful thought and attention is needed when searching for a suitable investment property. We thoroughly research the market for you, we have an excellent team with knowledge of the local property market and we pre-view each property for you. The key factors to take into consideration when searching for suitable properties are as follows:
- Which group are you going to be marketing the property towards ie: Young professionals, students, families, etc?
- Will the property attract this group?
- What is the likely rental demand for this type of property within the found location?
- Do the figures stack up? (Is the profit margin adequate)?
- Think location! Would the property sell easily if put back on the market?
It is important for investors to add into the equation the fact that the property will not always be rented out for a 12-month period. It is probable that you will end up paying at least one months rent yourself. Think carefully about the sort of tenants you are hoping to attract to the property. Is the property in the right location to attract this group?
To ensure the property will work for you, it is important to know your client group, factors we consider when looking for suitable investments are location, properties within the best locations are often not difficult to let or sell quickly, however, this will depend on the market group you wish to attract. It’s important to weigh up the properties full potential to make your money work for you both now and in the future. Up and coming areas are often very good for investors to consider. It is important to be close to good transport links, and most professionals and students will rent accommodation that is in close proximity to café/bars, restaurants and local shops.
To secure your investment property, it is wise to make sure that finances are in place. It will also be important to have a conveyance solicitor on standby who can work to your schedule in order to secure the property as quickly as possible for you.

We also include (where possible) comparable property details.
- You decide which of the short-listed properties you wish to view.
- We arrange all viewing appointments for you; and we can book hotel reservations, and organise travel arrangements at your request.
- We accompany you on each property viewing that you have selected for your consideration. If you wish to make an offer on any property we will discuss and agree offering tactics and negotiating strategies with you.
- We put offers forward and negotiate the best price and terms to suit you. The search process (1 – 7) continues in earnest until which time an offer is accepted and terms agreed.
- We keep the property transaction on the right track by keeping in regular contact with all parties: - Solicitors, Agents/Vendors, Banks/Mortgage Brokers, whilst keeping you informed and updated with regular progress reports, right through to exchange of contracts and on to completion (transfer of ownership) of the property.
- We can arrange and accompany - Surveyors, Letting Agents, builders, etc., on your behalf if required.
