We are often asked to source suitable development sites and projects for clients.  Careful thought and attention are needed when searching for a suitable development project.  We thoroughly research the market for you, we have an excellent team with knowledge of the local property market and we pre-view each site/property for you. The key factors to take into consideration when searching for suitable development sites are as follows:

  1. Which group are you going to be marketing the property towards ie: Families, Young professionals, first time buyers, investors etc.?
     
  2. Will the property attract this group?  

  3. What is the likely demand for this type of property within the found location?

  4. Do the figures stack up? (Is the profit margin adequate to insure the project is worth pursuing)? 

Before embarking on any project it is important to know your client group, factors we consider when looking for suitable developments are location, properties within the best locations are often not difficult to sell quickly, however this will depend on the market group you wish to attract.  Families and professionals often want the best locations, however their requirements may be very different.  Up and coming areas attract first time buyers and investors. We suggest that you take into consideration the three R’s… (Right Location, the Re-Sale Price and Rental Figures) in order to maximise your profit margin.  This will also give you flexibility should there be any fluctuation in market conditions from the start of your project through to the finished development.

To secure your development project, it is wise to make sure that finances are in place.  It will also be important to have a conveyance solicitor on standby who can work to your schedule in order to secure the property as quickly as possible for you. 

We have good working relationships with solicitors, architects, surveyors and planning consultants should you require recommendations. 

   
What we do

  1. We research the market place thoroughly weeding out unsuitable properties and sites.

  2. We find you the best selection of development/refurbishment opportunities available, within your price range and search brief requirements.

  3. We pre-view and short-list the best and most lucrative selection of properties for your attention.

  4. We update and inform you through photographs and progress reports/property information sheets giving approximate cost of purchase price and legal costs etc., to include: - solicitors fees, stamp duty, architects fees, surveyor’s fees, estimated rebuild/refurbishment figures and overall estimated profit margins.  We also include (where possible) comparable property details sold/for sale.

  5. You decide which of the short-listed properties you wish to view.

  6. We arrange all viewing appointments for you; and we can book hotel reservations, and organise travel arrangements at your request.

  7. We accompany you on each property viewing that you have selected for your consideration.  If you wish to make an offer on any property we will discuss and agree offering tactics and negotiating strategies with you.

  8. We put offers forward and negotiate the best price and terms to suit you.  The search process (1 – 7) continues in earnest until which time an offer is accepted and terms agreed.

  9. We keep the property transaction on the right track by keeping in regular contact with all parties: - Solicitors, Agents/Vendors, Banks/Mortgage Brokers, whilst keeping you informed and updated with regular progress reports, right through to exchange of contracts and on to completion (transfer of ownership) of the property.

  10. We can arrange and accompany - Surveyors, Architects, Planning   Consultants, Estate and Letting Agents etc.
